HOT NEWS ON THE BOILER REPLACEMENT PROJECT
August 23rd - August 27th No Hot Water
The YMCA Board of Directors has entered into a contract with Rodney B. Smith Plumbing, Heating & Cooling Inc. and the Frank B. Lesher Company to install three new triangle modulating boilers to replace the YMCA’s 1985 steam boiler and domestic hot water boiler systems.
The new modulating boilers have a 95% efficiency rating and create a redundancy in the YMCA’s domestic hot water system, which the YMCA membership has not previously enjoyed. The removal of the existing main steam boiler will also require installing independent steam generating units for the downstairs steam rooms and an independent heating element for the women’s whirlpool. All of this new equipment means YMCA membership hot water and steam services will be more dependable and interrupted less frequently.
The YMCA is also looking forward to reducing their annual natural gas consumption with the new high efficiency burning boilers. Depending on the severity of the winter weather the YMCA spends $50,000 to $60,000, annually, on their natural gas consumption for the existing boiler systems. These figures obviously do not include the additional annual maintenance costs to maintain the steam boiler and the domestic hot water boiler. The new boilers will also require less down time for the annual safety inspection of these units.
The installation of the new boilers and hot water storage tanks began on July 19, 2010. During this two week period the new mechanical equipment will be placed, mounted and piped in the YMCA’s mechanical room. During the YMCA’s annual boiler maintenance period the week of August 23, 2010, the final connections to the new boiler system will be completed. At this time, the existing steam boiler, domestic hot water boiler system and the associated piping will also be removed via acetylene torches.
Domestic water will be available through the entire project; however, hot water will not be available beginning August 23rd until the completion of the final connections. You should anticipate this process taking five days.
